About Christopher Gross
Christopher Gross is the founder and broker of HAVLO Group, a licensed Texas real estate brokerage, and holds Texas real estate broker license #625244. He is a REALTOR® and a member of the National Association of REALTORS®, held to its Code of Ethics, a standard of honesty and fair dealing that goes beyond the law. Christopher has lived in Houston for more than 20 years, most of it inside the mechanics of the market: how pricing, timing, transactions and operations actually work. He was raised in real estate, in a family in land and lot development, custom home building and remodeling. He trained as a real estate assistant in a Keller Williams luxury division, made property management his specialty, and then founded HAVLO. He treats real estate as a systems problem, not a guessing game: his job is to set priorities, make the approvals and step in where judgment matters. People sometimes call him HAVLO's Chief Efficiency Officer, and he takes it as a compliment. He likes the details most people overlook, like pricing pressure, timing windows and operational bottlenecks, and turning them into clear, practical outcomes. Renter, investor or owner, the goal is the same: less friction and no surprises. Clarity over chaos, efficiency over theatrics. He works throughout Greater Houston, from Katy and Sugar Land to Montrose, West University, Rice Military and Memorial Park. Outside the day-to-day, he takes part in events and professional development through NAR and HAR, supports and attends local LGBTQ+ community events, and gives to charitable work including the Juvenile Diabetes Research Foundation (JDRF).
About HAVLO
HAVLO Group is a licensed Houston real estate brokerage and property management company led by Christopher Gross, founder and broker. Christopher has lived in Houston for more than 20 years and works throughout Greater Houston, from Katy and Sugar Land to Montrose, West University, Rice Military and Memorial Park. A licensed broker decides what matters, and nothing about a person is decided by software.
How do I apply for a rental?
Every applicant is reviewed by a person against one written standard, given to you before any application fee and applied the same way to everyone. The application fee is stated with the home's written selection criteria before you pay. If you are denied, you get the written notice the law requires.
How does HAVLO manage a rental?
HAVLO works on the four things that decide what a rental keeps. Fewer empty days: showings are followed up and renewals start early, so a home spends less time between residents. Rent set from evidence: the asking rent comes from comparable homes for lease today, each with its source and date. Repairs done right once: licensed, insured vendors, within the limit you set in writing, with no markup, and every repair on your statement with what it cost. Residents who stay: fewer turnovers mean fewer empty weeks and fewer make-ready bills. A licensed broker decides what matters, and nothing about a person is decided by software. Every lease, notice and listing follows TREC rules, the Texas Property Code, HAR's rules and fair housing law. No manager can promise rent, occupancy, repair costs or returns, and HAVLO doesn't.
Do you allow pets?
Pets are considered home by home, and each listing shows its own pet policy. Where pets are allowed, a refundable pet deposit is typically $500, though it varies by property. Assistance animals, including service and support animals, are not pets: requests are reviewed as fair housing law requires, and there is no pet deposit or pet fee for them.
How do tours work?
Ask for a tour on any HAVLO listing. A broker confirms a time with you at no cost, and nothing is booked until then.
Property management fee
HAVLO is paid a percentage of the rent actually collected.
For agents
HAVLO handles the records, follow-up and paperwork, kept in one property file, so agents spend their time with people. Every agent and every client works from the same facts and the same written criteria. Recruiting is not open yet. Tell HAVLO about you anyway; Christopher reads every one.
For buyers
A licensed broker is with you from the first showing to the keys. Before any showing, you sign a clear written buyer agreement that states exactly what the broker is paid and by whom. You choose your offer price, with the evidence behind it, and every deadline in the Texas contract is tracked for you.
For investors
HAVLO works with investors buying, leasing and managing homes across Greater Houston. A broker talks through a purchase with you using listing facts and comparable homes for lease, and HAVLO can manage the home once you own it.
Property management
HAVLO manages rental homes across Greater Houston and is paid 5% of rent collected, nothing while a home is empty, with no setup fee. Asking rent is set from comparable homes for lease now, with the source shown. Repairs are coordinated by licensed, insured vendors within the limit you set, with no markup, and every repair appears on your statement with what it cost.
For residents
Pay rent, report a repair or message your manager in your resident portal, any time. Repairs are coordinated by licensed, insured vendors, and you are kept informed. Except in an emergency, you get notice before anyone enters, as your lease and Texas law require. Requests for reasonable accommodations are reviewed as fair housing law requires. Your deposit is returned, or itemized, within 30 days after you move out and give a forwarding address.
For sellers
A licensed broker is accountable for every home HAVLO sells. You get a market analysis before you set a price, with every number's source and date. Marketing includes professional photography, an accurate listing on HAR, and ads that follow the housing-ad rules. Nothing is listed, signed or sent until you confirm, and if waiting would serve you better, you hear it from us.
